Gated and guarded communities for a relocating family
What to check in a guarded compound abroad: security, schools, foreign ownership, and the rules you will live under.

Families moving to Rio, Cape Town, Bangkok, and other cities often search for a guarded community or a gated compound before they search for a school. Security is a fair requirement. It is not the only one.
Ask who employs the guards, what happens at night, how visitors and household staff enter, and what the rules say about children, construction, and short-term guests. Then ask whether you are buying a title, a share, or a lease a foreigner is allowed to sign. Those are different assets.
Put the school run on a weekday clock, not a Sunday drive. A beautiful compound that isolates the children from the only suitable school is a mistake we see more than a break-in.
We keep two options outside the gate. Sometimes a normal building with a serious door is the better life. The housing mandate covers rentals; this one is for when the community itself is the product.
