How to plan a second residence for 2027

A second residence is the question I get after the news has been bad for a week. Families want a place they could go, without pretending they have already left. That is a serious file. It is also a narrow one.

What you are actually asking for

You are asking where this household could stay lawfully for more than a holiday, what that stay costs, and how long the paperwork takes. You are not buying citizenship because you rented a flat. Residence, tax home, and citizenship are three decisions. Mixing them is how people pay the wrong person.

What to finish before 2027

The country

Pick two, not twelve. For each one: who in the family can apply, how long you must be there, whether the children can enter school, and whether a foreigner can sign a lease.

The calendar

Most ordinary residence files need months, not a weekend. If you want the option live in 2027, counsel should see the passports in 2026. A school deposit and a lease can wait until the stay is real. The question to the lawyer cannot.

The money

Budget the coordination, then the things we do not charge: legal fees, rent, insurance, school. A second home you never sleep in can still create tax questions at home. That is an adviser’s sentence, not ours.
